Scope of Work

Preparation Phase: FIELD MEASURING Since nearly every project begins with an existing building, our first step under contract is to make a detailed assessment of the space as it is. My client will take photographs, make sketches and record measurements to generate detailed floor plans (record drawings) of the existing building.

Phase I: Theme & Concept Development / Color Analysis During schematic design process, we brainstorm your needs to solve problems they may not even have identified yet. I research zoning or building requirements that may affect the design. I scour the internet – Houzz, Pinterest, and favorite colors, material and products websites – for images that suggest ideas. I also rely heavily on sketching – interior perspectives, outside facades and floor plans. Phase II: Space Planning / Square Footage Optimization Merchandise layout The backbone of any design package is the floor plan. I will prepare several floor plan variations furniture planning and a number of diagrams based on your desire seating capacity and requirements. Working together we determine which are the best option. Below are several (of many more) floor plan options

Phase III:DESIGN DEVELOPMENT Once we have agreed on a general floor plan and some concepts for major design elements, I will bring the design into a scheme design presentation. We generate CAD floor plans, ceiling/lighting layouts, section cuts showing structure and interior and exterior elevations showing finishes. I suggest materials and fixtures for your approval. Phase IV: Interior Design & Construction Observation At this point the work we do doesn’t need a lot of input from you, the client. We are taking the ideas that we generated in Schematic Design and filled in during Design Developments and filling in all the details. Drawings are prepared that will serve each sub contractor: plumber, electrician, built-in cabinet maker, etc. To get a general idea of the full range of drawings and documents included in the Issue for Construction set, check out our post on Construction Documents. -Selection and design of carpentry for built-ins, as well as decorative wood/stone and metal finishes, including elevations plans, and sections. - Selection and design for walls finishes including furniture layout and material. - Selection of lighting fixtures. Phase IV: Punch List At this stage I perform a final punch list with client to ensure that all aspects of the renovation have been completed and have met client’s satisfaction.
